Aldi appears to be preparing its first Tysons grocery store, with renovation plans showing the discount chain taking over part of the former Bed Bath & Beyond at 2051 Chain Bridge Road.
Fairfax County staff have spent several months reviewing the proposal, which was first submitted to the Department of Land Development Services in December 2025. Although an Aldi representative said the company had no information to share about a Vienna-area development, the retailer’s name, logo and contact details appear throughout the plans.
The drawings from APD Engineering & Architecture call for Aldi to occupy 26,631 square feet of the roughly 56,000-square-foot building. Another 29,436 square feet would remain available for a second tenant.
The planned renovations include a replacement storefront, new entrance doors and upgrades to the plumbing, electrical and HVAC systems. Checkout counters, freezers and other grocery-store fixtures would also be installed. Aldi’s portion of the building would contain offices and storage space in addition to the public shopping area.
The existing metal roof would remain.
A construction permit has not yet been issued, but county records indicate that proposed changes involving critical structures were approved March 10. The Office of the Fire Marshal, the Department of Public Works and Environmental Services, and other reviewing agencies have also signed off.
The building has been vacant since Bed Bath & Beyond closed in early 2022 after operating there for 11 years. Constructed in 1970, it previously housed several other businesses, including a home improvement center and Linens ’n Things.
The property sits on a relatively secluded lot off Boone Boulevard near the interchange of Chain Bridge Road, also known as Route 123, and Route 7.
An affiliate of Florida-based commercial real estate company Benderson Development purchased the site for $29 million in February 2015, according to county property records. Benderson’s portfolio includes neighborhood shopping centers anchored by Aldi and other grocery stores.
Fairfax County’s Tysons Comprehensive Plan recommends eventually redeveloping the property, which is part of the Northwest Old Courthouse subdistrict. Suggested uses include offices supported by retail and services or a mixed-use project with a significant residential component.
The proposed store would not replace the Harris Teeter that closed in the Park Crest neighborhood last year. However, if the project proceeds, it would give Aldi its first Tysons location. The chain’s nearest existing stores are in Merrifield and Falls Church City, and its regional expansion added a West Springfield Shopping Mall location last fall.
Founded by a German immigrant family in Iowa in 1976 and now headquartered in Batavia, Illinois, Aldi operates more than 2,400 stores across 38 states. In January, the company announced plans to open more than 180 U.S. stores this year as it works toward a goal of 3,200 locations by the end of 2028.
