Home sellers remained cautious during the week ending Feb. 22, 2026, as new listings across the Mid-Atlantic fell 4.1% from the same period last year.
It was the fourth consecutive week in which new listings trailed year-earlier levels across the broader market. The Philadelphia, Baltimore and Washington, D.C., metropolitan areas all recorded declines, while other subregions posted gains.
Buyers nevertheless signed 5,308 new purchase contracts, an increase from both the previous week and the comparable week last year. Contract activity has outpaced new listings as sellers have held back in early 2026.
Inventory still remained higher than a year earlier, giving prospective buyers more homes to consider. Greater supply and lower mortgage rates have also allowed buyers to move at a slower pace.
The median time for a home to go under contract was 32 days. Half of the homes secured contracts sooner, while the other half took longer. That median was eight days slower than during the same week last year.
