Home-show showing activity in the Washington metro area strengthened during the week ending Feb. 15, 2026, even as the broader Mid-Atlantic market received fewer new listings than it did a year earlier.
Across the Bright MLS service area, buyers scheduled 72,314 showings. That was 4.6% more than during the comparable week in 2025 and marked a modest rebound after three consecutive weeks of year-over-year declines.
The recovery varied by market. Washington and Baltimore recorded strong annual increases in showings, while the Philadelphia metro area experienced a slight decrease.
Purchase contract activity also improved across parts of the region. The Mid-Atlantic recorded 4,847 new contracts during the week, up 2.6% from the same period last year. That followed two weeks in which contracts lagged in most subregions.
The rebound remained uneven. New contract activity in the Washington metro area, Central Pennsylvania and Maryland’s Eastern Shore has been below year-earlier levels for much of 2026.
Meanwhile, the supply of homes newly entering the market continued to trail 2025. The region added 4,500 new listings during the week, a 4.6% annual decline and the third straight week below last year’s level.
Local differences were substantial: New listings surged 31.8% in Southern Maryland but plunged 38.4% on Maryland’s Eastern Shore compared with the same week in 2025.
