Housing activity across the Washington, D.C., metro lost momentum during the week ending March 22, 2026, as pending contracts declined and broader Mid-Atlantic showing activity fell below last year’s level.

The median list price across the Bright MLS service area was $445,000, down 0.3% from the same period a year earlier. It was the second consecutive week with a year-over-year decrease. Price trends differed among subregions, but overall growth continued to slow as more homes reached the market.

Buyers attended 70,888 showings across the Mid-Atlantic, a 5.8% decline from a year ago following a brief one-week increase. Central Pennsylvania, Southern Maryland and the Maryland-West Virginia Panhandle bucked the regional trend with year-over-year gains in showing activity.

The region recorded 5,540 new purchase contracts, 0.5% fewer than during the comparable week last year. Contract activity was roughly level with last year overall, but demand varied sharply by location.

Pending contract activity held steady in the Baltimore metro and declined in both the Washington and Philadelphia metros. Central Pennsylvania and the Maryland-West Virginia Panhandle, meanwhile, posted significant year-over-year increases in weekly pending sales.
