The Washington, D.C., metro area recorded fewer new pending home contracts than a year earlier during the week ending May 10, even as contract activity increased across the broader Mid-Atlantic market.
Across the Bright MLS service area, buyers signed 6,441 new purchase contracts. That was a slight increase from the previous week and 3.2% higher than the same period in 2025. The D.C. region and Maryland’s Eastern Shore were the only markets where new contracts declined year over year.
Sellers added 7,416 listings throughout the service area, up 4.1% from a year earlier but down 2.4% from the prior week. Because listing activity typically slows as summer approaches, recent weeks may prove to have been the peak of seller activity in 2026.
The median asking price for newly listed Mid-Atlantic homes was $455,000, a 1.1% decrease from the comparable week in 2025. Median list prices have generally remained near last year’s levels, with the region’s more affordable markets showing greater price resilience.
