Dick’s House of Sport is on track to open at Tysons Corner Center in fall 2027, potentially bringing nearly 200,000 square feet of sports retail and interactive attractions to the mall.
Doug Healey, senior executive vice president for leasing at property owner and developer Macerich, disclosed the planned opening during a Feb. 18 earnings call with investors.
Healey did not reveal the store’s precise location, but an interior demolition permit issued by Fairfax County earlier this month points to 196,403 square feet at 7951 Tysons One Place. Building plans indicate the store would take over the former Lord & Taylor wing.
House of Sport is a newer concept from the company behind Dick’s Sporting Goods. Unlike its traditional stores at Fair Oaks Mall and Springfield Town Center, the larger format incorporates experiences such as rock-climbing walls and golf simulators.
The addition appears to advance Macerich’s effort to make Tysons Corner Center a destination for entertainment and recreation as well as shopping.
A similar conversion took place at Macerich’s Freehold Raceway Mall in New Jersey, where a House of Sport opened inside a former Lord & Taylor on Oct. 31, 2025. Healey said traffic has since increased both in that wing and across the mall.
“We remain very bullish on this concept,” Healey said.
Lord & Taylor closed its Tysons store in January 2020. The north-end space has since accommodated temporary uses, including a mass COVID-19 vaccination site and seasonal Spirit Halloween stores. Furniture retailer Timeless Living currently occupies the storefront, which has entrances inside the mall and on PenFed Plaza.
The planned store also raises questions about Macerich’s longer-term redevelopment proposal for the Lord & Taylor building. The Fairfax County Board of Supervisors approved plans in September 2023 that would replace the wing with either an office-only building or a mix of offices and residences. A separate development phase would add more offices, housing, an elevated plaza and a street-level park.
Macerich was unable to comment on the store plans, and Dick’s Sporting Goods did not immediately respond to an inquiry. During the earnings call, however, Macerich CEO and President Jackson Hsieh indicated that the company’s “short to medium-term” plans for Tysons are more focused on “value-add lease-up opportunities” than redevelopment.
Other recent arrivals at Tysons Corner Center include escape-room venue The Escape Game, Pakistani clothing retailer Ethnc, New York-based Nuts Factory and Bora Bora Smoothie Cafe. Italian restaurant Maggiano’s is expected to open at the mall’s east end this spring.
