Dunkin’ is coming to Metro’s headquarters at L’Enfant Plaza under a 10-year lease, adding another food and beverage option to the busy Southwest D.C. transit hub.

The coffee shop will occupy a street-facing space on D Street SW between Sixth and Seventh streets, near Potbelly and the D.C. Housing Authority. Metro expects it to open in late 2026 or early 2027.

Metro Senior Vice President of Real Estate Nia Rubin said the addition is intended to make L’Enfant Plaza more welcoming while serving transit customers, employees, residents and visitors. Rental income from the location will also support Metro operations.

The deal follows the arrival of Potbelly, Metro’s first retail tenant at the headquarters building. The sandwich chain reports that its location there is among its highest-grossing restaurants in the area.

Metro sees the D Street storefronts as particularly attractive because they offer businesses access to office workers, neighborhood residents and tourists traveling through Southwest Washington.

The headquarters sits beside Exit B of the L’Enfant Plaza transit hub and receives thousands of employees, customers and visitors each day. The building offers connections to Metrorail and Metrobus, along with access to Metro’s Transit Accessibility Center and nearby federal offices, museums and attractions.

Metro continues to market additional space at the headquarters and is exploring more retail and commercial opportunities across its properties. Those efforts are part of its broader strategy to encourage transit-oriented development, generate economic activity and improve the customer experience.

The agency launched a 10-year joint-development strategy in 2022. Since then, Metro says its completed housing, office and retail projects have generated $15 million in regional tax revenue.

Metro serves an area of about four million people across Washington, Maryland and Virginia. Its system includes six rail lines, 98 stations, 126 bus routes and door-to-door paratransit service. The agency recorded 268.9 million trips in 2025.
