Guapo’s is planning a new restaurant concept, Guapo’s Mar y Tierra, at 1845 Fountain Drive in Spectrum at Reston Town Center, the prominent corner building formerly occupied by Not Your Average Joe’s.

Guapo’s confirmed the plans July 27, 2026. Not Your Average Joe’s vacated the building July 15. The company had begun hiring for dishwashers, servers, cooks, food runners and pizza cooks, but had not announced the restaurant’s menu, cuisine or expected opening date.

A Guapo’s spokesperson described Mar y Tierra as “a fresh, modern dining experience created by the same family and owners behind Guapo’s, featuring a new menu and a contemporary design.” The spokesperson said the concept would retain the company’s approach to hospitality while using a format distinct from both Guapo’s existing full-service cocina-and-bar restaurants and its Guapo’s Go quick-service locations.

The new concept would add another restaurant brand to a company whose business began with a Guapo’s location in Washington, D.C.’s Tenleytown neighborhood in 1990. The company is now run by the children of founder Hector Rincón.

Guapo’s cocina-and-bar locations include Arlington, Fair Lakes, Bethesda, Gaithersburg, Merrifield and Tenleytown. The company opened its Merrifield location at Gatehouse Plaza in December 2023.

Guapo’s also operates Guapo’s Go locations in Herndon, Manassas and Woodbridge and was preparing its first Maryland Guapo’s Go location in Gaithersburg as of April 2026.

Mar y Tierra will join a changing restaurant landscape at Spectrum. Leasing materials listed two available spaces at the development, including the approximately 7,000-square-foot former On the Border restaurant at 11880 Spectrum Center. That space had been vacant since On the Border closed its last Fairfax County location in February 2025.

Guapo’s did not provide additional details about the new restaurant’s menu or opening schedule. The spokesperson indicated more information would be shared “as we get closer to launch.”
