New home listings across the Mid-Atlantic rebounded sharply during the week ending Jan. 11, 2026, climbing to their highest level for that week in four years after hitting a four-year low just one week earlier.

The market recorded 4,751 new listings, a 17.9% increase from the same period in 2025. Every sub-region posted a year-over-year gain, with many reporting double-digit growth, including the Washington, D.C., and Baltimore metropolitan areas.

Buyer activity also strengthened. The Bright MLS service area logged 70,378 home showings during the week, up 13.6% from a year earlier. Most sub-regions returned to year-over-year growth following a slow start to 2026, while the Philadelphia metro was the only area to record a decline.

The expanded inventory is giving buyers more options, although affordability pressures and economic uncertainty continue to restrain demand.

That caution remained visible in contract activity. Buyers signed 3,926 new purchase contracts, 2.2% fewer than during the comparable week last year. Uncertainty about the direction of mortgage rates may be contributing to the hesitation.

Results varied across the region, however. Central Pennsylvania and the Maryland-West Virginia Panhandle recorded strong weekly gains in signed contracts despite the broader decline.
