The Mid-Atlantic housing market gained momentum in the week ending April 19, 2026, as the median list price climbed to an all-time weekly high and new contracts jumped from a year earlier.
The median list price across the Bright MLS service area reached $474,900, up 5.5% from the same week in 2025. Baltimore and the Delaware-Maryland coastal region were the only subregions where prices declined year over year.
Buyers signed 6,545 new contracts during the week, a 16.6% increase from the comparable period last year. Southern Maryland was the only subregion to record a year-over-year drop in contracts. Lower mortgage rates and a wider selection of homes may be drawing more buyers as the spring market accelerates.
Inventory also improved, with 41,604 active listings across the service area. That was 13.9% more than a year earlier, although the supply of available homes remained tight in many local markets.
