The Onelife Fitness property on Greensboro Drive could give way to two high-rise apartment buildings under a redevelopment proposal that would bring as many as 651 homes to the site.
Paradigm Companies, an Arlington-based developer, recently submitted a rezoning application to Fairfax County for the nearly 2.4-acre property at 8250 Greensboro Drive. The proposal would replace the gym’s low-rise commercial building with residential towers rising 23 and 22 stories.
Onelife Fitness said it has no immediate plans to close or relocate the Tysons gym, noting that development approvals can take years and plans often change.
Paradigm argues that the project would advance Fairfax County’s vision for a denser, more residential Tysons by adding housing near Metro, restaurants, stores and employment centers. The office-heavy site is near The Boro and is currently zoned for commercial uses.
Construction would occur in two phases. The first phase calls for a 23-story building with up to 338 apartments, along with a lobby, leasing office and approximately 2,500 square feet for a public facility on the ground floor. The building would face Greensboro Drive.
The second phase would add a 22-story tower with up to 314 apartments. Plans show a mixture of studios and one- and two-bedroom units across the development.
The application describes an overall maximum of 651 homes, including 85 workforce dwelling units—about 13% of the total—intended for low- and middle-income residents. Fairfax County’s updated policy targets households earning no more than 100% of the area median income. In 2024, that limit was $154,700 for a four-person household.
Paradigm is also offering transportation improvements along Greensboro Drive, including an 8-foot-wide sidewalk, a bicycle lane and on-street parking.
Two publicly accessible parks would accompany the towers. A 26,772-square-foot ground-level green space between the buildings could include a dog park, exercise equipment, an open lawn, seating, public art and separate play areas for younger and older children.
A roughly 9,964-square-foot park on the first tower’s second-story terrace would be accessible by stairs and elevator. Potential features include gaming areas, fire pits and a flexible lawn for exercise classes or outdoor movies. Residents would also have private amenity areas.
Each tower would initially have its own lobby, mailroom and loading area because of the phased construction schedule. The completed project would share a three-level underground garage, with 652 vehicle spaces, 191 bicycle spaces and four loading spaces.
The plans were designed to complement Greensboro Park Place, a 485,000-square-foot mixed-use project approved southwest of the property in 2014. That development’s two residential towers, retail space, recreational facility and parks have not been built.
For now, Onelife Fitness says it remains committed to its Tysons members. The gym includes an indoor running track, sauna, basketball and racquetball courts, and studios for yoga and cycling.
The company has continued expanding elsewhere in the region, including near Baltimore and Annapolis. It also recently acquired former 24 Hour Fitness locations at 12300 Price Club Plaza in Fairfax and 1000 East Broad Street in Falls Church.
Those gyms will join existing Fairfax County locations in east Tysons, Burke, Reston and Bailey’s Crossroads. A January zoning verification request also suggests Onelife may be considering a fitness center in Merrifield’s Mosaic District, though the company has not confirmed those plans.
