Housing activity across the Mid-Atlantic remained subdued during the week ending March 1, 2026, as buyers scheduled fewer showings, sellers added fewer listings and homes took longer to reach contract.
The region recorded 77,516 showings, down 6% from the same week in 2025. It was the second consecutive week with a year-over-year decline. New pending sales also fell 4.3%.
Demand was weakest in the Philadelphia metro area, Central Pennsylvania and Maryland’s Eastern Shore.
Sellers showed similar caution. The Bright MLS service area received 5,094 new listings, an 11% decline from a year earlier and the fifth straight week in which new-listing activity trailed 2025 levels.
Results varied across the region. Major metropolitan markets reported declines, while the Maryland-West Virginia Panhandle, Southern Maryland and North Central Virginia recorded year-over-year gains.
Homes also moved more slowly in every subregion. The median time to contract reached 31 days, seven days longer than during the corresponding week last year.
