Home-buying activity strengthened during the week ending Jan. 25, 2026, with 4,909 new purchase contracts recorded across the Mid-Atlantic region. That marked a 10.8% increase from the same week in 2025.

The Maryland Eastern Shore was the only subregion where contracts declined year over year.

New listings remained elevated despite falling from the previous week, potentially because of winter weather. The region recorded 4,406 new listings, up 13.1% from a year earlier. Once again, the Maryland Eastern Shore was the sole subregion to post an annual decrease.

The median list price held steady at $410,000. Prices varied by market, however: the Philadelphia metropolitan area registered a notable year-over-year gain, while median list prices declined in the Washington and Baltimore metropolitan areas.
