New home listings rebounded across the Mid-Atlantic during the week ending April 12, 2026, but buyers continued to retreat amid higher interest rates and economic uncertainty.

The market added 7,747 new listings, an 18.1% increase from the Easter-related slowdown a week earlier and a 12.4% gain from the same period last year. The Delmarva coastal region was the only area where seller activity trailed both the previous week and last year.

Purchase contract activity weakened for another consecutive week. New contracts fell 4% from the prior week and 11.6% year over year.

Contract activity remained relatively flat in the Maryland-West Virginia Panhandle, while pending sales increased in Southern Maryland and on Maryland’s Eastern Shore.

Homes also continued to take longer to secure buyers than they did in 2025. The median time from listing to contract reached 22 days, three days longer than during the comparable week last year.

The fastest-moving markets of 2026 have been in more affordable areas, including Central Pennsylvania and the Maryland-West Virginia Panhandle, as well as the Philadelphia metropolitan area.
