Home-buying activity remained strong across the Mid-Atlantic during the week ending April 26, 2026, even as the Washington, D.C., metro area helped pull regional asking prices below year-ago levels.

The Bright MLS service area recorded 6,492 new purchase contracts, virtually unchanged from the previous week. Contract activity was 24% higher than during the comparable week in 2025, which included the Easter holiday.

Homes entering contract moved at the same pace as they did a year earlier. The regional median was 21 days, meaning half of the homes under contract found buyers within three weeks. It was the first week of 2026 in which the median time to contract matched the same period a year ago.

The overall median list price fell to $462,555, down 1.4% from the corresponding week in 2025. Results varied among subregions, but the Washington metro area was the biggest contributor to the decline, with its median list price dropping 5.8% year over year.
